Hartela Etelä-Suomi has signed with Granlund, Finland’s largest building engineering design agency, a consulting service package that is more extensive than a normal design assignment, which is based on a partnership between the parties. Ilmala Aura is the first project of the partnership model.
The goal of the partnership is to harmonize the goals of the parties in such a way that they encourage achieving the best possible outcome for building technology. Both Hartela and Granlund are jointly responsible for the success of the building technology of the project. Qualitative and cost goals have been jointly determined for the project, the achievement of which is constantly monitored in the steering and coordination groups. In the implementation phase, the common goal of the parties is to find cost-effective alternatives to achieve the agreed quality level and to ensure the smooth implementation of procurement and the actual construction phase. In addition to the costs, the project has been set goals related to timetables and customer satisfaction. The operation of building technology is also monitored in cooperation during the warranty period. The partnership model includes the same bonus-sanction system as the alliance model, but the contract is simpler and lighter.
Granlund has participated in the Aura project since the project development phase, and building technology has been able to be taken into account and optimized in relation to other design areas earlier than normal. Granlund has also participated in user and investor negotiations, and with the partnership, customers have found solutions that fit their needs.
At the heart of the partnership is the customer, responsibility and sustainable development. The contract model includes carbon footprint and handprint calculations for building technology, assessment of EU taxonomy eligibility and LEED environmental certification of the object.
